Approach
Our approach
A private house deserves a patient, orderly build. Here is how a project runs, from the first conversation to the years after handover.
First conversation
We meet you, and your architect or designer if you have one, to understand the house, the brief and how you want to live in it.
What you receive
A phone call, a video call or a meeting in person, free of charge.
Design and approvals
We work alongside your architect and designers from early design, so the build is planned before it begins. The approvals the work needs are part of the plan: planning permission, listed building consent where it applies, building regulations and party wall agreements.
What you receive
Our own in-house architect and structural engineer, or your own architect if you have one.
Programme and price
Before work starts we agree the specification, the programme and the price, in writing.
What you receive
An itemised quotation, a payment plan and a contract, before any work starts.
The build
The house is built to the agreed programme and specification, with the site kept orderly and neighbours considered.
What you receive
Photos with a short written update, daily or weekly, and site visits with the site manager once or twice a week.
Handover and aftercare
We walk the finished house with you, complete any remaining items and hand over the certificates and manuals.
What you receive
A 12-month warranty on all structural builds.
Common questions
Do I need planning permission?
Some extensions and loft conversions can be built without it, under permitted development. Others need planning permission, and listed buildings need listed building consent. Your architect, or our in-house architect, usually applies.
Can we live at home during the build?
It depends on the work. For a complete refurbishment most families move out, while for an extension you can often stay. We will talk it through at the consultation.
How do payments work?
There is an initial deposit of as little as £500. Each stage is then paid upfront, as set out in the project plan, for example foundations, brickwork and roof.
